What a truly amazing place. I visited with some friends and never wanted to leave. Everything about the house is so beautiful and tasteful but also so homely and welcoming. There are so many quirky and surprising artefacts and the grounds and views are to die for. Needless to say the beds are supremely comfortable and the towels fluffy. Sally serves a most delicious breakfast too.

Sally was able to offer us accommodation at very short notice (although prior booking is recommended!)
The farmhouse is so welcoming and every turn reveals a surprise be it a lovely use of wood, brick or a reclaimed item that all fit seamlessly in her wonderful home.
Our room was stunning, comfy bed, beautiful bathroom, you want for nothing!
Breakfast in the family kitchen is made so enjoyable by the vista across wooded valleys and of course a full variety of breakfast options. A big thank you to Simon sourcing the mushrooms!!
We thoroughly enjoyed our stay albeit a brief one and would stay again without hesitation.
The whole Ramsden Farmhouse experience is a credit to Sally's passion and vision to make sure her guests have a great stay.

I organised a garden tour for a small group of Italian ladies in May. We spent 3 wonderful nights at Ramsden Farmhouse. The house is absolutely delightful and Sally is a wonderful host. It was a real home from home. The location is ideal for visiting such places as Sissinghurst, Great Dixter, Hole Park and many other gardens and houses in Kent and Sussex.

Outstanding experience at Sally's farmhouse. Fro and Biscuit greeted us on arrival with Sally. Our group of five including a very well behaved five year old girl and future mother-in-law (!) thoroughly enjoyed the artful interior of this beautiful designed historic converted farmhouse - a touch of brilliant Bloomsbury in beautiful Benenden. Excellent full cooked British breakfasts were enlivened with chats with charismatic Sally. Highly recommend. Thank you. What can I say; views to die for, every attention to detail, rooms better than a five star hotel, friendly host with lots of style. A gorgeous house in a great rural location with plenty to do in the surrounding area. Highly recommended.

I and my 2 daughters and 3 bridesmaids spent 2 nights at Ramsden farmhouse during my daughters wedding weekend, I can honestly say Sally made everything perfect for us, nothing was too much trouble, the rooms and breakfast are absolutely fantastic, tip top standard.All of us could not recommend it more highly.

My partner, my mother and I stayed three nights here: my mother in the double en-suite and my partner and I in the room with the super-king size bed with separate bathroom. Both were immaculate and luxurious, as is the rest of the house. The view is wonderful, the countryside divine, the pubs idyllic, and the breakfast absolutely top notch, but Sally's warmth, kindness and friendliness trumps all else. We cannot recommend Ramsden Farmhouse too highly. Thank you so much, Sally! The 'banana burglars' send every good wish your way.

We had such a warm, friendly welcome from Sally that we felt immediately at home. The farmhouse is stunning and so romantic, with beautiful views and quirky details. Very peaceful and cosy, fabulous breakfasts! Sally's recommendations were spot on - there's great pubs only minutes away, especially The Bull who do great pies. We'd return in a heartbeat!

We so enjoyed our stay in this immaculate and luxurious accomodation. We felt welcomed and fussed over. It will be worth a stay just to experience the breakfast. You must see the ensuite wow what a wash basin luxury gone wild. We did consider stealing the bed because it was sooooo comfortable. Kent countryside at its silent best. Don't take our word for it go and see for yourself.

Along with my wife and adult son I stayed at Ramsden Farmhouse for 2 nights during our tour of Kent and East Sussex a couple of weeks ago. The B&B is situated off a very peaceful country lane a couple of minutes drive from Rolvenden and has plenty of parking in the spacious drive. This is by far the best B&B we have ever stayed at with no exceptions and also better than most top hotels. The hostess, Sally is very friendly and welcomed us as if we were part of her family. She greeted us with an enormous pot of tea and a plateful of fresh biscuits and we immediately felt at home. The accommodation is of superb quality with Sally's quirky but tasteful touches everywhere. Everything is "top notch" from the luxurious deep-pile bath towels down to the high-quality shampoo and fantastic selection of coffee, tea and chocolate drinks provided in the rooms. The rooms are very spacious, meticulously clean with large comfortable beds and all the facilities you are likely to need. Breakfast was freshly prepared for us by Sally herself and included a large selection of cereals, yoghurts, fresh fruit juices, a full cooked English breakfast, plenty of toast and Sally's delicious home-made jams and marmalade and a choice of drinks. We opted for a seemingly bottomless pot of freshly brewed tea. We ate it overlooking the lovely Kent Countryside through her huge patio windows which open onto a beautiful decked area. A large selection of birds feed from her bespoke bird feeding frame located on the decking area which include woodpeckers, finches, long-tailed tits and blue tits. The Farmhouse is ideally located for visits to Leeds Castle, Bodium Castle and only a short drive to Romney Marsh and the Kent and East Sussex Coast. There is a selection of local pubs all serving fresh-cooked food and we can personally recommend the Woodcock located about a mile away (Sally kindly made a reservation for us as it is quite popular locally). I could say a lot more about the attributes of Ramsden Farmhouse but suffice it to say that we would thoroughly recommend it to anyone and will certainly be staying there again next time we are in the area.

Our stay at Ramsden Farm was delightful and far exceeded our expectations. Despite some bad weather which accompanied us on each day of our visit, Sally's warm and caring personality brightened up the rainy mornings; her breakfasts were among the best we have ever tasted, cooked to perfection on her sunny yellow aga. Sally welcomed us as house guests into her stylish and comfortable home and we felt immediately at home and rather special too! Our room was beautifully presented with a most comfortable and relaxing bed and ultra stylish bathroom. A fabulous stay and we cannot wait to go back!

Our fourth visit to Ramsden Cottage farm in the last 2 years, and it never fails to amaze me how incredibly relaxing and regenerative it is. We travel a lot, and can safely say that this B&B is better than any hotel twice the price. The attention to detail is second to none, with Sally, the owner ensuring each stay is as memorable as the last. Not only are all of the rooms comfortable and impeccably clean, the breakfast is sublime. Sally is a highly competent chef (she also makes her own sauces, stocked locally) and there is no where better than to sit at her kitchen table, taking in the breathtaking views of the countryside whilst you eat. We cannot recommend this B&B highly enough, the photos do not, and cannot do it justice - we have paid for our families to come here, we are so enraptured. A real gem, well worth discovering.

We stayed 4 nights on the way home from a tour of N. France. Strangers to Kent, it was very much an afterthought in our arrangements, but turned out to be the high point in what had already been a happy holiday. Not to be confused with the property 'Ramsden' which is nearby, the part-rebuilt part-renovated 'Ramsden Farm' is the work of two perfectionists and a real pleasure to live in. The praise of previous Sawday guests can be taken quite literally. As for the hosts themselves, Sally and Simon made us feel so entirely welcome it was a wrench to leave.

 I think everyone else has said it all so I can only reiterate how fantastic this place is. Here are a few more reasons why this place has that special something... Spotlessly clean. Comfortable beds with beautiful linen. Superb bathrooms with chocolate and chilli bath soak or acacia and honey. Superb breakfasts Freshly picked flowers from the garden. A cup of tea on the terrace. Charming company from Sally and Simon. Amazing attention to detail which makes that special place extra special. Thanks

Staying at Ramsden Farm was unique,we're afraid we'll never find anything like it again! Sally and Simon made us feel totally at home. The house is beautifull,the views are stunning and so peacefull. It was hard to leave...

We had an amaing weekend here. The house is beautiful and Sally is a wonderful hostess. Her delicious breakfasts set us up for a day of National Trust visits and walks along the beach. We came (unwillingly) home feeling relaxed and like we had all had a proper holiday rather than a weekend in the country. Can't wait for the second visit. Thank you Sally, Simon, Fro and Jasper.
